From Fragmented Data to a
Full Portfolio Intelligence Platform

Thirty Capital is a middle-market capital markets firm serving the commercial real estate industry. They sit at the intersection of financial services and technology, helping owners and operators make smarter decisions about their assets, debt, and equity.
Their platform, LobbyCRE, centralizes operational and financial data across entire portfolios — giving asset managers, lenders, and ownership groups a single place to visualize performance, run analysis, and plan for what’s ahead.
The Opportunity
Thirty Capital had a clear vision for LobbyCRE: a platform where CRE professionals could stop juggling spreadsheets and disconnected systems, and start making decisions from a single source of truth.
The problem was getting there. A previous vendor engagement left the project technically misaligned and functionally incomplete. The build didn’t reflect the business goals, critical modules were underdeveloped, and the team had lost momentum. At the same time, the underlying challenge was bigger than just catching up on a delayed project.
Real estate owners and asset managers typically sit on top of a sprawling mix of financial data (operating statements, P&Ls, loan schedules, payout structures) spread across multiple property management systems with no clean way to consolidate it. LobbyCRE already had tools for data visualization and historical reporting, but what it lacked was the ability to help users model that data forward and make proactive decisions.
That gap had direct business consequences:
- Limited market reach: Without tools for asset, debt, and equity management, the platform couldn’t serve asset owners — one of the most valuable segments in the CRE market. It was useful for analysts but didn’t deliver enough for GPs or ownership groups.
- Reactive instead of proactive decision-making: Users could see what happened, but couldn’t simulate what might. Questions like “Should I refinance this loan to pay out my LPs?” or “If an unexpected $300K maintenance cost hits, do I have the cash flow to absorb it?” had no good answer in the platform.
- Fragmented analysis: Without scenario modeling tools, financial planning was manual, slow, and error-prone, creating risk at every level of the portfolio.
- Stalled development: The previous vendor left behind a technical foundation that didn’t scale cleanly, meaning every new feature required navigating existing technical debt.
Thirty Capital needed a partner who could assess the situation honestly, realign the roadmap, and ship real functionality fast.

The Solution
Dualboot entered the engagement at an inflection point. Rather than picking up the previous team’s tasks and continuing down the same path, we started with a full reassessment.
Approach:
The priority was alignment. Dualboot ran a detailed technical discovery process alongside Thirty Capital’s leadership and key business stakeholders to understand what the platform needed to do; not just technically, but commercially. We mapped the gaps between what had been built and what the business actually required, then rebuilt the roadmap around that reality.
From there, we organized development into focused pods, each responsible for a core module: Asset Management, Debt Management, and Equity Management. Each module was designed to work independently and integrate cleanly with the others, so the team could ship functional features incrementally rather than waiting for a full suite to be complete before anything went live.
Transparency was non-negotiable throughout. Dualboot’s project managers and technical leads kept Thirty Capital’s leadership informed at every stage — surfacing trade-offs early, flagging scope changes before they became problems, and making sure that every sprint delivered usable business functionality, not just code.
Implementation:
Dualboot built the application layer on top of Thirty Capital’s existing data infrastructure, pulling from a centralized data warehouse that aggregates inputs from multiple property management systems. Key elements of the build included:
- A flexible KPI engine that lets users dynamically select and visualize performance across 700+ financial and operational metrics — giving asset managers the visibility they need without locking them into a fixed reporting structure.
- Asset Management tools that allow users to run proformas and stress-test performance scenarios across their portfolios, replacing manual modeling with a structured, reliable workflow.
- Debt Management capabilities that give users a clear view of loan structures, payment schedules, and refinancing scenarios — enabling smarter decisions around capital structure.
- Equity Management modules that help ownership groups understand exactly how much equity they hold across their portfolios, and model how different decisions affect that equity over time.
- Close collaboration with Thirty Capital’s data team who managed the underlying data warehouse. Dualboot and their team operated as one integrated development unit, ensuring the application layer could trust and rely on the data beneath it.
The Asset and Debt modules were built and validated first, giving the team live user feedback to refine the experience before layering in the more complex Equity Management functionality. A focused Dualboot team of 30 delivered what a 50-person vendor team couldn’t, by covering the full product lifecycle end to end, from technical architecture and product management to development, QA, and business analysis.
The Impact
Dualboot helped Thirty Capital turn an underperforming initiative into a scalable, business-aligned platform that now serves as a core operational advantage for CRE professionals across asset classes.
- Realigned project delivery within 60 days restoring momentum and accelerating feature releases after the previous engagement stalled.
- Consolidated financial reporting across multiple PMS platforms giving asset managers access to 700+ KPIs in a single, unified interface.
- Reduced manual analysis time by over 40% through automated scenario modeling tools, improving both the speed and confidence of strategic financial planning.
- Expanded LobbyCRE’s addressable market by delivering Asset, Debt, and Equity Management modules that serve the full range of CRE users, not just those looking for historical data visualization.
- Acted as Thirty Capital’s end-to-end product team covering technical architecture, product management, development, QA, and business analysis — translating a non-technical business vision into a fully delivered product roadmap.
